The Schill Architecture team has always prided itself as a firm that works on homes of all shapes and sizes. However, we’ve noticed a major increase in one trend the last couple of years: infill projects. Clients are opting to buy modest homes in sought after communities with plans of razing them to build their dream home. It may sound crazy when you first hear the concept, but as the number of vacant lots dwindle and the cost of large-scale renovations soar, it becomes an option that is worth considering.
Our clients opted to buy a small home on a great piece of property in Bay Village, a lakefront suburb on Cleveland’s west side. While the lot is narrow at 75′ wide, the 200′ depth provided plenty of space for the Schill team to incorporate all of the features that our clients were looking for. The most important decision we made in the floor plan was to place the garage in the rear of the home. This seemingly small decision impacted the exterior in a big way. Rather than pulling up to a large garage door like you would expect on a narrow parcel, we could use the front elevation for some of the most aesthetically pleasing features of the home. Our clients will be greated by an inviting front porch, a vaulted great room, a friends and family porch and unique architectural features that give the new construction home some classic Bay Village charm. We can’t wait to proceed to construction drawings with this beauty!
